The Cost of Waiting

A commercial roof problem is never just a roof problem

On a flat roof, water does not run away from trouble, it sits on top of it. By the time a stain shows on a ceiling tile, moisture has usually been travelling through insulation and decking for months. For a commercial building that means damaged inventory, disrupted tenants and repairs that cost multiples of the maintenance that would have prevented them.

Your operations

Leaks over stock, equipment or workspace interrupt business. Emergency closures cost far more than planned, sectioned roof work ever does.

Your capital budget

A neglected membrane fails years early. Deferred maintenance turns a planned line item into an unbudgeted six-figure emergency.

Your tenants & liability

Recurring leaks strain leases and reputations, and an undocumented roof weakens both insurance claims and due-diligence positions.

Know The Signs

How can you tell a flat roof is failing?

Most flat-roof failures announce themselves long before water reaches the interior. A twenty-minute walk of the roof, or a look at these signs from maintenance staff, is often the difference between a repair and a replacement. If any of these look familiar, it is time for a documented assessment.

Book an Assessment
  • Water ponding that lasts more than 48 hours after rain
  • Blisters, ridges or soft spots in the membrane surface
  • Open seams, lifted flashings or cracked pitch pockets
  • Stains on ceiling tiles or interior walls below the roof
  • Granules or membrane fragments collecting at drains
  • Rising heating and cooling costs with no other explanation
  • A roof past 20 years with no documented maintenance
  • Vegetation or debris blocking drains and scuppers

Choosing Your System

Which flat roof system is right for your building?

The right membrane depends on your deck, drainage, rooftop traffic and how long you plan to hold the building. Here is how the three main commercial systems compare, so the recommendation you get from us already makes sense.

White TPO single-ply membrane with heat-welded seams and a roof drain Reflective & efficient

TPO

Typical lifespan20–30 yrs
Relative material costMid-range

A white, heat-welded membrane that reflects summer heat and keeps cooling loads down. Strong seams and clean detailing make it the default choice for many new flat roofs.

Black EPDM rubber membrane on a commercial flat roof with a drain Proven workhorse

EPDM

Typical lifespan20–30 yrs
Relative material costEconomical

A synthetic rubber membrane with decades of Canadian service history. Simple, flexible in cold weather, and cost-effective for large straightforward roof areas.

Grey granular SBS modified bitumen membrane at a parapet base Toughest surface

SBS Modified Bitumen

Typical lifespan20–30 yrs
Relative material costPremium multi-ply

Two or more reinforced plies with granular surfacing. The pick for roofs with heavy foot traffic, rooftop equipment, or a history of mechanical damage.

Lifespans assume correct installation, working drainage and routine maintenance. Ponding water or a neglected membrane shortens any system. We recommend against a system only when your building genuinely calls for a different one. Relative material cost compares these materials to each other, not a quote for your project. Your price depends on size, access and what we find underneath.

For Owners & Property Managers

What should a roofing partner do for a property manager?

More than show up when it leaks. A commercial roofing partner should give you documentation you can plan and budget from: what condition each roof is in, what it needs this year, and when replacement realistically lands. That is how roofing becomes a line item instead of a surprise.

We provide documented condition reports, budget forecasting and scheduled maintenance across single buildings and portfolios, with one accountable in-house team.

Owner & Manager Questions

Commercial roofing in Calgary, answered

Most single-ply and modified bitumen systems deliver 20 to 30 years when they are installed correctly and maintained. Calgary hail, UV exposure and freeze-thaw cycles are the main aging factors, and standing water shortens any system. A maintenance program with annual inspections is the single biggest factor in reaching the top of that range.

There is no single best system, only the best fit for your building. TPO is heat-welded and reflective, which helps with summer cooling loads. EPDM is a proven, economical rubber membrane. SBS modified bitumen is a multi-ply torch or mop-applied system that stands up well to foot traffic and mechanical damage. We assess your deck, drainage, insulation and use, then recommend a system with a written rationale.

In most cases, yes. Commercial re-roofs are staged in sections so the building stays watertight and operational, with a safety plan coordinated through our full-time COR safety coordinator. We schedule noisy work, deliveries and crane lifts around your tenants and operating hours.

Pricing depends on the system, insulation requirements, roof access, the number of penetrations and any code upgrades, so square-footage numbers quoted online are rarely accurate. After an on-site assessment you get a written scope and price, and we can break larger projects into phased capital plans.

Yes. Water that sits more than 48 hours after rain accelerates membrane aging, adds structural load and finds its way into any weak seam. The fix is usually drainage: clearing or adding drains and scuppers, or correcting slope with tapered insulation during re-roofing.

Yes. We produce documented roof condition reports with photos for owners, property managers and insurers, plus budget planning so roof replacement lands in your capital plan instead of arriving as an emergency.

Yes. We are manufacturer-certified installers for commercial systems including Carlisle SynTec, SOPREMA, Duro-Last and Elevate, which is what allows us to register full manufacturer warranties on the systems we install.

They are the same family. Torch-on is the Canadian trade name for SBS modified bitumen, and it describes how the membrane goes down: rolls of rubber-modified asphalt heat-welded to the deck and to each other with a torch, usually in two plies. The result is a thick, seamless, redundant membrane that copes well with foot traffic and with the freeze-thaw movement a Calgary winter puts through a flat roof. It is one of the systems we install alongside single-ply TPO and EPDM, and which one suits a building depends on the deck, the traffic it takes and what is already up there.

Yes. Large-footprint industrial and warehouse roofs are ordinary work for our commercial crews, and in some ways they are simpler than a small complex roof because the field is wide and uninterrupted. What changes at that scale is the planning: drainage across a large low-slope area, how equipment and material get up there, keeping crews clear of operations below, and scheduling around what the building is actually doing during the day.

Sometimes, and when it fits it is the cheaper path. A roof coating is a liquid membrane rolled or sprayed over an existing roof to seal it and add years of service, and it suits a roof that is weathered and leaking at the details but still structurally sound underneath. It is not a fix for a roof with wet insulation, widespread membrane failure or a saturated deck, because sealing over trapped moisture just hides it while it keeps doing damage. We core or probe the roof first to find out which of those two situations you actually have, since the honest answer changes the recommendation completely.

Restoration keeps the existing roof and renews it: repairing the failed details, replacing wet insulation only where it is wet, then coating or re-surfacing the field so the assembly performs again. Replacement strips everything back to deck and starts over. Restoration is generally faster, less disruptive to whatever is happening inside the building, and produces far less landfill waste. It only works when enough of the existing roof is still sound to be worth keeping, which is exactly what the assessment is for.

Yes. It matters more on a flat roof than most owners expect, because snow load is cumulative and a Calgary winter can stack repeated dumps before anything melts, and because meltwater that cannot reach a blocked drain sits and refreezes. The work has to be done carefully: cleared to a safe depth rather than scraped to the membrane, drains and scuppers opened, and access managed so nobody is walking a slick roof edge. Scraping a membrane with a steel shovel to reach bare surface causes exactly the damage the removal was supposed to prevent.
