What A Delayed Repair Actually Costs

A commercial roof leak is never just a roof problem

A commercial roof sits over inventory, tenants, equipment and operations, so a leak left alone does not just get bigger, it starts touching things that have nothing to do with the roof. A stain on a ceiling tile is usually the last sign to show up, not the first. By the time it appears, moisture has often been moving through insulation and decking for weeks, and the cost of the repair has moved with it.

Operational disruption

Water reaching inventory, retail floor space or sensitive equipment turns a roof problem into a business problem, with cleanup, lost stock or downtime that costs far more than the repair itself would have.

Deck & structural damage

Prolonged moisture rots the deck below the membrane and adds dead load to insulation that has taken on water. A membrane repair left unaddressed through a wet season can become a structural one.

Insurance & warranty complications

An undocumented, unaddressed leak is harder to support in a claim, and the wrong patch material or method on an existing system can quietly void a manufacturer warranty you thought was still active.

Know The Signs

How do you know a commercial roof needs repair?

Most commercial roof problems announce themselves before water reaches the interior, if someone is looking. A short walk of the roof after a hard storm, or after any of these signs turn up, is often the difference between a contained repair and a much larger job.

  • Water stains or drips on ceiling tiles below the roof
  • Ponding water that sits more than 48 hours after rain
  • Blisters, ridges or soft, spongy spots in the membrane
  • Open or lifted seams and laps
  • Cracked or pulled-away flashing at curbs, vents and parapets
  • A drain, scupper or downspout that runs slow after rain
  • Rising utility costs from wet, underperforming insulation
  • Interior humidity or musty odour with no obvious source

Why Building Owners Trust Us With A Repair

A repair scoped to your building, not a default answer

A commercial roof repair is only as good as the diagnosis behind it. Our in-house Red Seal crews repair to the same manufacturer method the system was originally installed with, so the fix holds and your warranty file stays intact instead of getting quietly voided by a mismatched patch. Backed by COR safety certification and $10M liability coverage, with every repair photo-documented.

What We Repair

Commercial roof repair services

From a single traced leak to a full drainage correction, every repair is diagnosed, scoped and installed in-house by our certified team, staged around your building the whole way through.

Leak Tracing & Diagnosis

On a flat or low-slope commercial roof, the leak you can see is rarely where the water got in. Water travels sideways under the membrane and through the insulation, following the deck slope until it finds a way down, so a ceiling stain over the loading dock can trace back to a flashing detail on the far side of the building. We walk the whole roof, trace seams, flashings, penetrations and drains, and bring in moisture or infrared scanning where the roof calls for it, so the repair targets the actual source instead of the nearest wet spot.

  • Whole-roof seam & penetration tracing
  • Moisture and infrared scanning where needed
  • Photo-documented findings before any work starts

Membrane, Seam & Flashing Repair

Most commercial roof leaks start at a joint, not in the middle of a membrane field. Open laps, split seams, and flashing that has pulled away from a curb, parapet or vent are the failure points we see most. We repair to the membrane manufacturer’s own method, TPO heat-welded, EPDM taped or SBS torch-applied, so the fix matches how the roof was actually built and doesn’t quietly void a warranty file over a mismatched patch.

  • Curb, vent, wall & parapet flashing
  • Repaired to the existing system, not against it

Ponding Water & Drainage Correction

Water sitting on a flat roof for more than a couple of days after rain is not a cosmetic issue, it is a membrane sitting under sustained hydrostatic pressure and UV-cooked standing water at once. We find why the water is pooling, a low spot in the deck, a drain sitting proud of the membrane, or a scupper that was never sized for the roof’s actual drainage load, and correct the drainage path rather than just patching the membrane underneath the puddle.

  • Ponding source diagnosed, not assumed
  • Drains, scuppers & tapered insulation checked
  • Drainage corrected, not just the symptom patched

Repair Staged Around Your Business

A roof repair on an occupied commercial building has to work around the building, not the other way around. We stage access, materials and noisy work phases around your tenants, deliveries, customers and operating hours, and walk the plan with property management before a crew sets foot on the roof, so the repair gets done without turning into a disruption of its own.

  • Access & noisy work staged around operating hours
  • Coordinated directly with property management
  • Building stays open throughout the repair

What documentation does a commercial roof repair insurance claim need?

An adjuster wants three things: dated evidence of the damage, a scope that matches that damage, and a clear record of what was actually done. A repair that skips any of the three is a harder claim to support, whether the damage was hail, wind-driven water, or a mechanical failure on the roof.

Photo & moisture documentation

Every inspection is photo-documented before, during and after the repair, and moisture or infrared readings are recorded where they were used, so there is a dated record of exactly what condition the roof was in.

A scope tied to the actual damage

Insurers want a repair scope that matches the documented damage, not a broader ask. We write the scope to what was found and traced, whether that is hail, wind-driven water or a mechanical failure, and stand behind it if the adjuster has questions.

Records for your warranty file

Because the repair method is matched to the existing membrane system, the documentation also goes into your own records, useful if a manufacturer warranty is ever in question or if the building changes hands.

This documentation gets built into every repair as a matter of course, not assembled after the fact when a claim is already underway.

Repair Or Replace

Commercial roof repair or replacement: how do you decide?

The right call depends on how contained the damage is and how much service life the membrane has left, not on a default upsell. Here is how we scope that decision, and how the three outcomes compare.

Usually a repair

An isolated puncture, a single open seam, a chronically failing flashing detail, or ponding limited to one low spot on an otherwise sound membrane. The roof still has real service life left in it, and a targeted repair is the lower-cost, less disruptive path.

Could go either way

Failures spread across more than one area, a membrane in the back half of its expected service life, or repairs that keep returning to the same section. We scope both a repair and a replacement side by side against the roof’s actual remaining life, so the choice stays an informed one, not a default upsell.

Time to replace

Damage spread broadly across the field, insulation that has taken on water underneath in more than one area, or a membrane already past its expected service life. At that point patching becomes false economy, and a full system replacement resets the roof and lets you register a full manufacturer warranty again. See our commercial roofing page for TPO, EPDM and SBS system options.

Every recommendation follows a documented roof assessment, and if hail or storm caused the damage we document it with dated photos and a written scope regardless of which path you take.

How It Works

Your commercial roof repair, step by step

A repair moves fast once it is properly diagnosed. Here is exactly what to expect.

01

Leak Investigation & Documentation

We trace the leak across seams, flashings, penetrations and drains, using moisture or infrared scanning where the roof calls for it, and photograph everything we find.

02

Written Repair Scope

A clear scope: patch, section repair, drainage correction or full replacement, priced against the membrane’s remaining service life, not a default answer.

03

Scheduling Around Your Building

Access, materials and noisy work are staged around tenants, deliveries and operating hours, coordinated directly with property management, so the building stays open throughout.

04

Repair Installation

In-house crews complete the repair to the membrane manufacturer’s method, TPO welded, EPDM taped or SBS torch-applied, with every step photo-documented.

05

Walkthrough & Documentation Handoff

We walk the completed repair with you and hand off documentation for your records, your insurer, or the manufacturer warranty file.

Want fewer repair calls in the first place? Scheduled inspections catch most of this before it becomes a leak. See our roof maintenance programs, or if your roof needs more than a repair, see our commercial roofing page for full TPO, EPDM and SBS system options.

Repair Questions

Commercial roof repair in Calgary, answered

By tracing it rather than guessing at it. On a flat or low-slope roof, water almost never enters directly above where it appears inside - it travels along the deck, along insulation seams and across structural members before it finds a path down. So we start at the interior evidence, then work the roof itself: seams, flashings, penetrations, drains, curbs and any rooftop equipment. Patching the spot above the stain is the most common way a commercial leak gets called fixed and then comes straight back.

Because a commercial roof is a layered assembly, not a single skin. Water that gets past the membrane can run along the insulation or the deck for a considerable distance before it finds an opening - a fastener, a seam, a deck joint - and drops through. That is why the stain on your ceiling tile is a starting clue rather than an address, and why proper leak tracing is worth more than a fast patch.

Many repairs can, though the method changes with the temperature and the system. Some materials and adhesives have genuine minimum application temperatures, and forcing them in a deep freeze produces a repair that fails. Where an active leak cannot wait for suitable conditions, the sensible approach is a temporary measure that keeps water out of the building now, followed by the permanent repair when conditions allow it to hold. We will tell you which of those two you are getting.

It comes down to how much of the roof is genuinely compromised and how much service life the rest has left. Localised damage on a roof with years remaining is a repair, and replacing it would be money wasted. Widespread saturation of the insulation, membrane that has become brittle across large areas, or a roof already near the end of its service life pushes the answer toward replacement, because repairs on a failing assembly become a recurring cost rather than a fix. The moisture in the insulation matters more than the appearance of the surface.

Ponding usually means the drainage is not doing its job: blocked or undersized drains, insulation that has compressed and created a low spot, or a slope that was never quite right. It matters because standing water accelerates membrane breakdown, adds sustained load, and turns a small seam failure into a large one. It is also a freeze-thaw problem here specifically, since water that sits and then freezes works at every seam it touches.

That is a planning question as much as a roofing one, and it is worth raising early. Work over occupied space, near air intakes, or above sensitive equipment or inventory needs to be sequenced deliberately - staging materials, protecting what is below, and scheduling the disruptive portions around your operations rather than through them. Tell us what cannot be interrupted and it gets built into the plan instead of discovered mid-job.

It depends on the cause and on your policy. Sudden damage from a specific event, hail being the obvious one in Calgary, is treated very differently from gradual deterioration, wear or a maintenance issue that developed over years. What helps in either case is documentation: photographs of what was found, where, and what condition the surrounding assembly was in. We document what we find so you have something concrete to bring to a claim, but confirm coverage with your insurer, since we cannot speak to your individual policy.

Often yes, but the how matters. Many manufacturer system warranties carry conditions about materials and workmanship, and a repair carried out with mismatched products or outside those conditions can compromise coverage you have already paid for. It is worth establishing what warranty is in place before work starts, so the repair is done in a way that protects it rather than quietly voiding it.
