What A Small Leak Actually Costs You

A flat roof leak never stays small

A flat roof does not shed water the way a pitched roof does. It sits on top of trouble instead of running away from it, so by the time a stain shows on a ceiling tile, moisture has usually been travelling through insulation and decking for weeks or months. A repair called in early is a membrane job. A repair called in late is a structural one.

Saturated insulation

Water spreads sideways through insulation long before it shows inside. Wet insulation loses R-value, adds dead load, and rarely dries out on its own once it is trapped under a membrane.

Deck & structural damage

Prolonged moisture rots the deck below the membrane. What started as a membrane repair can turn into a structural one if it sits unaddressed through a wet season.

Voided warranties

Membrane warranties are tied to installation specification. The wrong patch material or method on an existing system can quietly void a manufacturer warranty you thought was still active.

Know The Signs

How do you know a flat roof needs repair, not replacement?

Most flat roof failures announce themselves before water reaches the interior, if someone is looking. A short walk of the roof after a hard storm, or after any of these signs turn up, is often the difference between a repair and a much larger job.

Why Building Owners Trust Us With A Repair

A repair done to spec, not just done fast

A flat roof repair is only as good as the method behind it. Our in-house Red Seal crews repair to the same manufacturer method the system was originally installed with, so the fix holds and your warranty file stays intact instead of getting quietly voided by a mismatched patch. Backed by COR safety certification and $10M liability coverage, with every repair photo-documented.

What We Repair

Flat roof repair services

From a single leak to storm-wide damage, every repair is diagnosed, scoped and installed in-house by our certified team.

Leak Diagnosis & Moisture Scanning

Water on a flat roof travels sideways through insulation before it ever shows up inside, so the stain on the ceiling is rarely above the actual entry point. We trace seams, flashings, penetrations and drains, and bring in infrared or moisture scanning where the roof calls for it, so the repair targets the real leak instead of the symptom.

  • Seam, flashing & penetration tracing
  • IR and moisture scanning where needed
  • Photo-documented findings

Membrane Seam, Lap & Flashing Repair

Open seams, split laps and pulled flashing at curbs and parapets are the most common flat roof failure points. We reweld or reseal to the membrane manufacturer’s method, TPO heat-welded, EPDM taped, SBS torch or mop-applied, so the repair matches how the roof was actually built.

  • Curb, vent & parapet flashing
  • Matched to the existing system

Punctures, Blisters & Emergency Temporary Repair

Foot traffic, dropped tools and rooftop equipment puncture membranes more often than weather does. We patch punctures and cut out blistered or delaminated sections, and when a roof opens up over inventory, tenants or equipment we work to make it watertight fast with an emergency tarp or temporary patch before scheduling the permanent fix.

  • Puncture & tear patching
  • Blister & delamination cut-out
  • Emergency make-watertight response

Hail & Storm Damage Repair

Hail on a membrane roof rarely tears through cleanly. It bruises the surface, fractures granules or drives debris into the membrane in ways that fail months later rather than the day of the storm. We inspect and document storm damage in detail, whether or not the roof is visibly leaking yet.

  • Post-storm membrane inspection
  • Dated photo documentation
  • Repair scoped to the actual damage

Can a flat roof be repaired in a Calgary winter?

Yes, but the method has to match the temperature, not the calendar. Every membrane repair method has a working-temperature floor, and ignoring it produces a patch that looks fine on the day and fails within a season.

Heat-welded systems need warmth

TPO seams are fused by heat welding, and the membrane needs to be dry and above a minimum temperature to fuse properly. A hard cold snap often means waiting for a milder window or working under a heated, tented enclosure.

Cold-applied adhesives have a floor

EPDM seam tape and adhesive systems are rated to a minimum application temperature. Below that floor, the bond can look set on the day but never fully cures, and it fails later.

Torch-applied SBS tolerates cold better

Because the heat comes from the torch rather than the air temperature, SBS modified bitumen repairs can often proceed in colder conditions than a cold-applied system, which is why we lean on it for genuine winter emergency work.

None of that means a leak waits until spring. We can make a roof watertight with an emergency temporary repair in almost any weather, then schedule the permanent, method-correct repair once conditions cooperate. Hail follows a similar pattern: it rarely tears a membrane cleanly, more often it bruises the surface or fractures granules in a way that fails months later, which is why a post-storm inspection matters even when nothing is visibly leaking.

Choosing Your Repair

Patch, section replacement or full recover: how do you decide?

The right answer depends on how contained the damage is, not on a default upsell. Here is how we scope the decision, and how the three options compare.

Low-slope flat roof suited to a targeted patch repair in Calgary Isolated failure

Patch / Spot Repair

Typical outcomeShort-term, targeted
Relative costLowest

The right call for an isolated puncture, a single open seam or a small blister on an otherwise sound membrane. Fast, least disruptive to the building, and the lowest cost path when the rest of the roof still has good service life left in it.

Black EPDM rubber membrane section on a Calgary commercial roof Defined area

Section (Partial) Replacement

Typical outcomeResets that area
Relative costModerate

Where damage covers a defined zone, a chronically failing flashing detail, a run of hail-damaged surfacing, or insulation that has taken on water underneath, we cut out and rebuild that section to full system spec rather than patching over a problem that will resurface.

Grey granular SBS modified bitumen membrane at a parapet base in Calgary System reset

Full Recover / Replacement

Typical outcomeResets full system (20–30 yrs)
Relative costHighest, largest scope

When failures are spread across the roof, the membrane is past its service life, or the deck and insulation below have taken on water broadly, patching becomes false economy. A full recover or tear-off replacement resets the roof and lets us register a full manufacturer warranty again.

Every recommendation follows a documented roof assessment, not a default answer, and if hail or storm caused the damage we document it with dated photos and a written scope regardless of which repair path you choose. If your roof needs more than a repair, full replacement or a look at TPO, EPDM and SBS systems, see our commercial roofing page. Relative cost compares these options to each other, not a quote for your project. Your price depends on size, access and what we find underneath.

How It Works

Your flat roof repair, step by step

A repair moves fast once it is properly diagnosed. Here is exactly what to expect.

01

Leak Investigation & Documentation

We trace the leak path across seams, flashings and penetrations, using moisture or infrared scanning where the roof calls for it, and photograph everything we find.

02

Written Repair Scope

A clear scope: patch, section replacement or full recover, priced against the membrane’s remaining service life, not a default answer.

03

Scheduling Around Your Building

Repair work is staged around tenants, deliveries and operating hours so the building stays open throughout.

04

Repair Installation

COR-certified in-house crews complete the repair to the membrane manufacturer’s method, TPO welded, EPDM taped or SBS torch-applied.

05

Walkthrough & Documentation

We walk the completed repair with you and document it for your records, your insurer, or the manufacturer warranty file.

Want the leak to stop happening in the first place? Scheduled inspections catch most of this before it becomes a repair call. See our roof maintenance programs.

Repair Questions

Flat roof repair in Calgary, answered

Cost depends on the size of the damaged area, the membrane type, roof access and whether the deck or insulation underneath needs attention, so a flat number quoted online is rarely accurate. After a documented on-site assessment you get a clear written estimate for the actual repair, and financing is available if you want to spread the cost.

Water on a flat roof often travels sideways through insulation before it shows up inside, so the stain on your ceiling is rarely directly below the entry point. We trace seams, flashings, penetrations and drains, and use infrared or moisture scanning where the roof calls for it, so the repair targets the actual entry point instead of the visible symptom.

Yes, though the method depends on temperature. Heat-welded TPO and cold-applied EPDM adhesives both have a minimum working temperature, so a hard cold snap can push a permanent repair to a milder window. Torch-applied SBS tolerates cold better because the heat comes from the torch rather than the air. In the meantime we can make the roof watertight with an emergency temporary repair and schedule the permanent fix as conditions allow.

It depends on how contained the damage is. An isolated puncture or a single failed seam on an otherwise sound membrane usually calls for a patch. Damage spread across a defined area, a chronically failing flashing detail, or saturated insulation underneath usually calls for cutting out and rebuilding that section to full spec. We document the roof and give you the honest option, not a default answer.

It can, if the repair uses the wrong material or method for that membrane system. Manufacturer warranties are tied to installation specification, so we repair to the same method the system was built with, TPO heat-welded, EPDM taped, SBS torch or mop-applied, and document the work so your warranty file stays intact rather than getting quietly voided by a mismatched patch.

Often, yes. Most Alberta commercial and multi-family policies cover sudden hail and wind damage, though coverage and deductibles vary by policy. Hail on a membrane roof frequently bruises or fractures the surface without an obvious tear, so it can go unnoticed until it fails later. We document the damage in detail and provide that documentation for your claim. Confirm the specifics with your insurer, since we cannot speak to what your individual policy covers.

Most patch and section repairs are completed in a single visit to a few days depending on the size of the area, access and weather. Emergency work to make the roof watertight happens first, with the permanent repair scheduled and confirmed before we start, so you know what to expect.
