Calgary Roof Repair, Fixed Where the Water Gets In

A roof almost never fails across the whole surface. It fails at one joint, one valley, one nail line that a hailstorm found three summers ago. We trace a Calgary roof leak back to its real entry point, repair the assembly there, and tell you plainly whether the rest of the roof still has years left in it.

What Actually Breaks A Calgary Roof

Most roof repairs start at a joint, not at the shingles

The open shingle field is the toughest part of your roof. Almost every repair we get called to sits at an interruption in it: a valley, a chimney, a vent boot, a skylight curb, or the edge where the roof meets the eavestrough. Those are the places where two materials meet and the roof depends on flashing and sealant rather than simple overlap. Calgary works those joints harder than almost anywhere in the country: hail through the summer, chinooks that swing the roof deck through freezing several times in one week, and wind off the foothills in gusts, all inside the same twelve months. Materials shift with every one of those events, and the joints are where it shows first.

Hail bruises you cannot see

A hailstone rarely punches a hole. It fractures the mat under the granules and knocks the protective surface off in patches. The roof still looks fine from the driveway, then starts leaking two or three seasons later once the bare mat has weathered through.

Chinook freeze and thaw

A February chinook can put the roof deck above freezing by lunch and back below it after dark. Every one of those cycles works fasteners loose, opens old sealant, and lifts the edge of flashing that sat tight the year before.

Wind at the edges and ridge

Wind does not lift a roof from the middle. It gets under the perimeter courses, the ridge cap and the hip lines, breaks the tar seal strip, and leaves shingles lying flat but no longer bonded to anything.

Know The Signs

How do you know a roof leak is coming from the roof?

Watch whether the stain changes with the weather. Water gets through the roof, lands on the sheathing or a truss, then runs along the framing until something stops it, which is why the mark on your ceiling is often several feet from the hole that caused it. A stain that grows or darkens after rain, or after a warm winter afternoon, is a roof leak. One that never changes size is usually plumbing or condensation.

  • Shingle granules collecting in the eavestrough or at the downspout
  • Shingles curled, cracked or lying loose after a windstorm
  • Daylight or damp sheathing visible from inside the attic
  • Rusted or lifting flashing at the chimney, vents or skylights
  • Ice along the eave, and water showing up inside during a thaw
  • Dark bruised patches on the shingles after a hailstorm
  • A musty smell in the attic, or insulation that feels damp

What We Repair

Leak repair, flashing, storm damage and roof detail work

Whether it is one wet patch on a bedroom ceiling or an elevation the last windstorm went straight through, the job is the same. Find the real source, repair the assembly properly, and leave the rest of a good roof alone.

Roof Leak Repair & Source Tracing

The leak you can see and the hole that caused it are usually in two different places. We work the roof and the attic together, follow the water back along the framing to where it entered, and repair the assembly there instead of sealing over the stain side.

  • Roof-side and attic inspection
  • Water traced back to the entry point
  • Repaired at the source, not the symptom

Flashing, Valleys & Roof Penetrations

Chimneys, vents, skylights and valleys are where most Calgary roofs genuinely leak. We strip back to the deck where we have to, correct the flashing sequence so water sheds over each layer instead of into it, then tie the shingles back in.

  • Chimney step & counter flashing
  • Valley and skylight curb detail
  • Vent boots and pipe collars

Wind, Hail & Storm Shingle Repair

Missing shingles, broken seal strips, torn ridge cap and hail-bruised slopes. We replace what is damaged, re-bond what has come loose, and photograph the condition so you know whether you are looking at a repair or the start of an insurance conversation.

Seals, Boots & Preventative Detail Work

The repairs that stop the next leak. Cracked pipe collars, dried-out sealant, backed-out fasteners and open ridge joints are quick to correct while they are still dry, and considerably less so after they have been letting water in all winter.

Roof Leak Repair

How fast can a roof leak damage the structure below?

Sooner than the ceiling lets on. Roof sheathing is thin plywood or OSB, and OSB swells and loses strength once it has been wetted repeatedly, so a slow leak running through one winter can soften the deck around its entry point long before anything appears downstairs. Wet insulation is the quiet second cost: soaked blown-in insulation stays compressed, keeps losing heat after the roof is dry, and in a Calgary winter that lost heat feeds the ice damming that helped cause the leak. Mould needs the least time of all, because a damp cavity with no airflow gives it what it needs within days. None of that is cause for panic. It is the reason a leak found in October is a repair, while the same leak found in April is a repair plus a section of sheathing, plus insulation, plus a drywall patch.

Sheathing goes soft

Repeated wetting swells the deck and loosens its grip on every fastener driven into it. Once the plywood has gone spongy, that section has to come out before anything is shingled over it.

Insulation stops working

Insulation that has been soaked stays flattened. It keeps leaking heat up through the roof, which melts the snow unevenly and builds the ridge of ice at the eave that pushes meltwater back under the shingles.

Framing and finishes

Water travels along rafters and top plates before it ever drops. By the time a ceiling shows a stain, the run of framing above it has usually been wet for a while and the mould has had its head start.

Water coming into the house right now, or a roof opened up by a storm tonight, is a different job than a scheduled repair. That one belongs on our emergency roof repair page. If the damage came out of a hailstorm and you expect to claim, start with storm and hail restoration instead.

Repair Or Replace

Should you repair or replace a Calgary roof?

Repair it when the damage is localised and the shingle field around it still has service life left. Replace it when the field itself is worn out, because a repair on a spent roof only moves the next leak a metre sideways. The test is age measured against condition. A ten-year-old roof with a failed chimney flashing is a repair every time. A twenty-five-year-old roof leaking in three unrelated places is telling you something else.

The right call when the roof is sound and one detail has failed: a flashing, a boot, a valley, a patch of wind-damaged shingles. It brings that area back to the condition of the rest of the roof and buys back the years the roof still had in it. It will not push the roof past its original service life, and nobody should sell it to you as though it will.

Sometimes one elevation is finished and the others are not. South and west slopes take the most sun and the worst of the hail, so they commonly wear out years ahead of the north side. Re-roofing that slope alone is legitimate work. The trade-offs are a visible weathering difference between old and new, and a ridge junction that has to be detailed correctly.

When the shingle field is at the end of its life, when leaks appear in places that have nothing to do with each other, or when the deck underneath needs attention across more than a patch. It is the biggest number of the three and the only one that resets the clock. Our roof replacement page covers materials and timing.

These are directions, not a quote. Which one is right for your house depends on the age of the roof, how much of the deck is affected, and what the inspection turns up underneath. That is why the recommendation goes in writing after we have been on the roof.

Timing The Work

When is the best time to repair a roof in Calgary?

Two windows do most of the work: right after the spring melt, and before freeze-up in the fall. The melt is the honest test of a roof, because everything a winter of ice damming and freeze-thaw loosened shows itself while the water is still running and you can watch where it goes. Fall is the deadline rather than the opportunity, since sealant needs warmth to bond and shingles need warmth to seal down. A live leak never waits for a better month. Planned work does have good months and bad ones, though, and knowing which is which stops you paying for the same detail twice.

After the melt, March to May

The best diagnostic window of the year. Runoff finds every loose flashing and open joint the winter created, and the roof tells you where it hurts while you can still watch it happen.

Through hail season, June to August

Warm decks give new shingles and fresh sealant the best bond they will get all year. Book the work, then have the roof looked at again after any storm that drops hail on your neighbourhood.

Before freeze-up, September to October

The last reliable window. Shingles laid in warm weather bond the way they were designed to, and a small repair closed off in the fall is one that will not spend the winter feeding meltwater into your attic.

Repair is one part of what we do on Calgary homes. The full picture, from a single flashing detail through to a complete roof, sits on our residential roofing page.

How It Works

Your roof repair, step by step

A repair is only ever as good as the diagnosis in front of it. Here is exactly how we work one.

01

Roof & Attic Inspection

We look at the roof surface and, wherever we can reach it, the underside. Most leaks give themselves away from inside the attic before the shingles say anything at all.

02

Find The Actual Source

We follow the water back along the framing to its entry point, and where a leak is hiding we water-test the suspect detail rather than guessing at it.

03

Written Findings & Options

You get what we found, photographs of it, and the repair-or-replace call in writing before anyone starts lifting shingles.

04

The Repair

We open only what has to come open, replace deck that has gone soft, rebuild the detail in the correct sequence, and tie the new work back into the existing roof.

05

Check & Walkthrough

We water-test the repaired area, clear the site, then walk you through what was done and why it failed in the first place.

Roof Repair Questions

Roof repair in Calgary, answered

You often cannot tell from the stain alone. Water travels along the underside of the sheathing and down rafters before it drops, so the wet spot on your ceiling is frequently well away from the actual entry point. That is why we trace a leak from the attic side where we can, following the path back uphill to the penetration, rather than guessing from the stain and sealing the wrong thing.

Repair makes sense when the shingles still have real life left, the damage is localised, and the decking underneath is sound. Replacement becomes the honest answer when the roof is near the end of its service life, when damage is spread across multiple elevations, or when you are repairing the same roof repeatedly. We tell you which one you are looking at, because spending on a repair that buys you a single season is not a good outcome for you.

Yes, and this is the most commonly missed damage in Calgary. Hail can fracture the mat inside an asphalt shingle and knock off the granule layer that protects it from UV without ever punching through. From the ground the roof looks fine. What actually happened is that the shingle lost years of its remaining life, and the failure shows up as leaks one or two seasons later.

Because flashing sits at every junction where the roof meets something else: a chimney, a wall, a valley, a vent. Those junctions move at different rates through Calgary chinook swings, and sealant that was fine when installed eventually loses its grip. Most of the leaks we trace are at a detail, not out in the open field of the shingles.

Warm air escaping into the attic melts snow mid-roof, the water runs down to the cold eave and refreezes, and the resulting ridge of ice backs water up under the shingles. A repair fixes the water damage but does not remove the cause. Stopping it usually means correcting attic ventilation and insulation, which is why we look at the soffit intake and the roofline together rather than just patching the wet spot.

Less time than most people assume. A slow leak keeps the sheathing damp, and damp sheathing loses strength, grows mould and can rot through a rafter tail. What starts as a repair to a few shingles becomes a decking replacement if it sits through a wet spring. If you can see a stain, water has already been there a while.

Storm and hail damage often is, while wear, age and deferred maintenance generally are not. Coverage depends entirely on your policy, your deductible and the adjuster assessment. We photograph and document what we find so you have what you need to make a claim, but confirm the specifics with your insurer since we cannot speak to what your individual policy covers.
